It sits along US 281, the main artery running north from the city into the Hill Country, at the point where the suburban edge of San Antonio gives way to the rolling terrain, live oak canopies, and acreage lots that define Hill Country living. The city incorporated in 1999 — recently enough that many long-time residents still think of it as unincorporated ranch country — and it has been one of the fastest-growing corridors in Texas since.

That growth has brought substantial infrastructure. Comal ISD, which serves the Bulverde and Spring Branch areas, is one of the highest-rated school districts in the San Antonio region. Smithson Valley High School, where most Bulverde students attend, carries a 98 percent graduation rate and competes at the highest levels in athletics and academics. Medical facilities, grocery, and retail have followed the population north along 281, and the commute to downtown San Antonio runs about 25 to 30 minutes under normal conditions.

The growth has also created a wide range of building opportunities. Newer production subdivisions along the 281 corridor offer smaller lots with full amenities for buyers who want a new home close to services.
